I would have to say they are appropriately named for gems since this part of Pacific Beach is a gem. For many parts of North Pacific Beach the Tourmaline Surfing Park is within walking distance or a short bike ride. This is a wonderful Northern Pacific Beach area for surfing, swimming or just soaking up the California sun.

North West Carmel Valley has many different communities. These Carmel Valley communities are; Stallions Crossing, Venezia, Derby Point, Mayfield, Palmilla, Santa Fe Summit, Heights, Cambria, Pacifica, Estates, Alta Mar, Regentz Square, Martinique, and East Bluff. These communities are comprised of homes - single family detached or condos - single family attached. Some of the communities as you can see by the map have the same name but are in different areas of Carmel Valley. I think the master plan was to break up the communities so there was more of diversity in the community look and feel. I think it worked. Carmel Valley is anything but your typical master planned community.

There are several schools in this part of Carmel Valley. These Carmel Valley Schools are; Torrey Pines High School, Del Mar Pines Private School, Solana Highlands Elementary School, and Del Mar Hills.

The median condo price for 2007 was $515,000 for Carmel Valley. In 2006 the median condo price was $535,000 and in 2005 it was $552,500. Prices fell 3.74% from 2006 and 6.79% from 2005 median condo prices. There were 281 condos sold in Carmel Valley for 2007 compared to 243 in 2006 and 388 in 2005. The big jump in Carmel Valley median condo prices was from 2001-2003 a gain of $107,250 over 2 years and from 2003-2004 a gain of $112,250 in 1 year. The peak year was 2005 for Carmel Valley median condo prices when the median price was $552,500.

The market is now in 2008 has taken and will continue to take some of these gains back. The question is will the prices fall lower in 2008 in Carmel Valley. They will probably come down some but hopefully not too much. There is a Real Estate Auction in Carmel Valley. The Heights in Carmel Valley are auctioning off there inventory of new condos. There are 32 of them set to be auctioned off on February 9, 2008. 2 bedroom condos have a starting bid in the low $200,000’s and 3 bedrooms have a starting bid in the high $200,000’s. This is a hot topic for San Diego Real Estate Agents. I think there is a bubble but the question is will it pop? The inventory of homes for sale in San Diego California has risen to a troubling level over the past year. There are just not enough buyers out there to buy all of the homes that are available for sale. The new home communities in San Diego aren’t helping much either. They’re sitting on a lot of inventory as well and are offering some great incentives to buyers to buy their homes. They are also offering commissions to teal estate agents to bring their buyers in to buy a new home. This is serious competition to the resale home market in San Diego. The fact that interest rates are going up only compound the problem. What I have found that if the home is priced correctly for the market that San Diego is currently in, the home sells. Home owners selling in San Diego have been used to huge home value gains in San Diego and think that their home is worth a lot more than it really is and are not willing to sell it cheap. This helps cause the market times to soar.
