Prices fell 3.74% from 2006 and 6.79% from 2005 median condo prices. There were 281 condos sold in Carmel Valley for 2007 compared to 243 in 2006 and 388 in 2005. The big jump in Carmel Valley median condo prices was from 2001-2003 a gain of $107,250 over 2 years and from 2003-2004 a gain of $112,250 in 1 year. The peak year was 2005 for Carmel Valley median condo prices when the median price was $552,500.
The market is now in 2008 has taken and will continue to take some of these gains back. The question is will the prices fall lower in 2008 in Carmel Valley. They will probably come down some but hopefully not too much. There is a Real Estate Auction in Carmel Valley. The Heights in Carmel Valley are auctioning off there inventory of new condos. There are 32 of them set to be auctioned off on February 9, 2008. 2 bedroom condos have a starting bid in the low $200,000’s and 3 bedrooms have a starting bid in the high $200,000’s.
